Bios



Guy T. Strempack

Mr. Strempack, the founder of the firm, has experience in a variety of real estate and telecommunications transaction matters. Mr. Strempack has extensive experience in real property matters and provides support on broadband and telecom related real property transactions. His experience includes domestic and foreign data center leasing and occupancy rights, fiber leasing and "IRU" grants, easements and building access, inside wiring, and multi-dwelling unit (MDU) issues. He has also has vast experience in counseling, negotiation and closing formalities with respect to the in the following areas:

• Commercial and residential real estate sales and acquisitions;
• Brokerage agreements;
• Commercial and residential leases;
• Real estate management;
• Construction and permanent real estate financing arrangements;
• Landlord/Tenant disputes;
• Entertainment Law;
• Regulatory and Government Law;
• Real estate litigation

Mr. Strempack has previously also served as general counsel for various real estate companies and telecommunications providers.

Danko BorkovicDanko Borkovic, Esq. 
Of Counsel to the Firm

Danko legally came to the U.S. and settled in Tampa, Florida in May of 1997. He entered workforce one day after receiving his social security number and pursued higher education in the U.S. while working to support himself. Danko graduated the University of South Florida in Tampa with the degree in Business Administration in 2002.

Upon his graduation, Danko was recruited by the major U.S. insurance and financial services company to participate in the fast track leadership program. The talent search was very comprehensive and it involved several hundred candidates for this position. He was one of the four candidates selected for this job. Danko completed the various types of cases regarding claims adjusting and completed the management training program. He excelled in his negotiation skills and was recognized for his achievements on multiple occasions.

However, Danko decided that his passion is in helping people and defending their rights, which is why Danko pursued his legal education at Stetson University College of Law, the national leader in Trial Advocacy education. While at Stetson, Danko was selected to participate on the Stetson’s Advocacy Board. He represented Stetson at the regional and national negotiation competitions.

Danko was a legal clerk for the Honorable Richard Nielson, the presiding judge of the Complex Business Litigation at the Thirteenth Judicial Circuit in Tampa, Florida. In addition, Danko was honored to be a Certified Legal Intern at the State Attorney’s Office in Hillsborough County where he gained valuable trial experience while prosecuting misdemeanor crimes. Danko founded and was the first president of Eurolex Student Society at Stetson College of Law.

Danko BorkovicLachezar Vanchev, Esq.  
Of Counsel to the Firm

Lachezar Vanchev, Esq. is the principal lawyer in Southern Law Center, P.L., representing diverse group of clients focusing mainly on immigration, debtor-creditor, real property, family and criminal law.

The nature and type of cases that Mr. Vanchev has worked on ranges from small contractual disputes to representation of banks in thousands of mortgage foreclosure actions.

Lachezar Vanchev practiced law in Europe from 1997 to 2000, where he gained experience and an excellent reputation in his capacities as an Investigative Judge and a Law Clerk.

He moved to the United States as a Permanent Resident in 2000. From 2003 to 2006 he attended the University of Miami School of Law where he received his Juris Doctor degree.

In 2007 Lachezar began his legal career in the United States working on electronic discovery in complex, document intensive business, tort and antitrust litigation. He participated in projects involving delivery of documents to the Federal Trade Commission for pending mergers between large corporations.
In the same year he started practicing as an immigration attorney. This is an area of law that has been described as “second only to the Internal Revenue Code in complexity.”

In 2008 he gained experience as a real estate attorney as he represented one of the largest loan servicing companies in the U.S. in real property litigation and alternative dispute resolution.

In 2009 he managed a caseload of more than 2500 cases representing clients at court hearings throughout Florida focusing on mortgage foreclosure law, and real property litigation.

He currently handles litigation in Florida state courts, Immigration Courts, Board of Immigration Appeals, United States District Court for the Southern District of Florida and United States Court of Appeals for the Eleventh Circuit. He is also licensed to practice before the U.S. Bankruptcy Court in the Southern District of Florida and the United States District Court for the Northern District of Florida.

Lachezar Vanchev has recently decided to take on yet another challenge. Because today’s legal marketplace demands global attorneys with international credentials he is on his way to be admitted as solicitor in England and Wales.

Lachezar speaks fluently Bulgarian, Russian and Macedonian and is a savvy alpine skier, swimmer, soccer and tennis player.
